Do you clean your properties before you rent or sale them?

We all have something we could careless to  clean. I notice  sometimes the property manager doesnt have the home cleaned. Why is that? Doesnt that represent the company

It definitely turns people away! Cleanliness speaks volumes.

I have some clients who dont do a final clean because they know that attracts the eyes away from other issues.

But, yes tenants know of you're too cheap to do a final clean, you're probably not gonna maintain the place or fix anything.

I don't want any renter that would move into a dirty apartment. It also speaks volumes as to what kind of landlord you are.

I couldn’t imagine not cleaning a place before renting it out. I have professional cleaners (who are amazing!) come in and do a deep clean after tenants move out and before I re-rent it. In fact, I won’t even show it until that cleaning has been done because first impressions are everything.

I always get a lot of comments from applicants on how clean my places are (and sometimes how dirty other places they’ve previously viewed were). Probably why I’m able to rent mine so quick when I have a vacancy (usually in a matter of days).

Nobody wants to rent a dirty house.

Sometimes people don't see it as dirty. I personally don't like clutter, but I don't have good eyes to see little dirt here and there, so I always hire a professional cleaner to clean, even everything looks clean to me.

In my PSAs, we have a clause that if vacants are NOT rent ready, then the seller will get a debit of $xxxx/unit (and buyer gets and equivalent credit).  Better motivation.

I expect the house to be cleaned before people move in whether I manage it or my PM.  The condition you find it in when you move in tells tenants that is how they should leave it when they go.

Soo true.  If the person is willing to move into a dirty home that is Yelling  Warning  signs.  Thanks guys  for your feedback.  I have a cleaning  company and it blows  me away doing a move in clean and the home is dirty

A dirty rental will get you a dirty and desperate tenant. Not a recipe for success!
