Where do you post your rentals?

Question

I used to use Hotpads/zillow, but now they charge $10 per week to have your house listed. Other than Facebook groups, where do you list your rentals, and how much does it cost?

@Mikel Kaubfa To advertise your rentals, I suggest posting on realtor.com and apartments.com. Facebook marketplace is also a good option that is gaining popularity these days.

@Mikel Kaubfa I also use Craigslist. Though I rarely look at credit. I use a state database to pull up court and criminal records. No to anyone who has been evicted. No to all felons. No to any misdemeanor involving dishonesty, e.g. theft, bad checks, etc. A misdemeanor for a bar fight or a DUI is not the end of the world. But don't rent to anyone who has been caught stealing or doing something dishonest.

@Waleep Alvi I always used that too but these new homes i have are not getting as many bites. How do you screen? Do you ask for credit? I ask for credit, proof of funds and previous landlords number.

Zillow out performs any other source. I listed two this month and both took the ad down in 3 days and signed a lease. Not bad for $10 each.

@Mikel Kaubfa If your not registered with MLS, it does have public access and helps push your listing out to a ton of feeder sites. I would also recommend Facebook, Instagram, a company website, etc.  I don't recommend Craigslist for rentals, we have not had any luck finding quality tenants there.  We have also experienced someone copying our listing from CL.  Good Luck!

I post on Cozy but hardly get any leads, Facebook marketplace and get a ton of leads but most are trash but at least partially prescreened, and Zillow which is where all my rentals have came from.  I haven't had a vacancy in a while so I haven't had to pay but I don't see 10/week as a huge deterrent for me to access their quality renters.  My rentals are over 50/day so if not listing there saves me one day of rental it pays for itself.  I'm going to have to check out zumper as I have never heard of it.  I see a lot less rentals on Zillow now when I look than I used to and am wondering if landlords are moving to other platforms which over time may lower the value as renters may move as well but we'll see.

Zumper gave me more leads than Zillow. My software pushes my rentals to about 40 different websites but Zumper and facebook generate the most leads.

I still use Zillow even with the fee.  I get most of my renters from there.  Of course, it still links to Trulia and Hot Pads.  I find I typically secure a tenant in a couple weeks.  Even if it took 4 weeks.  For $40 I still think it’s worth it.  I understand it was free and $40 seems like a lot, but the longer it takes to find a tenant, the $10 a week is insignificant in the big picture.  I also use apartments.com.  For those who are ok with section 8 use gosection8.  The MLS is still viable, but in my area the majority don’t use it for rentals.  I don’t use Craigslist.  It produces the least quality of tenant in my market.  Many use Facebook marketplace.
