2 weeks in landlording!

So, my first property in my REI journey is a house hack. 2 weeks ago i signed a lease with a tenant and i literally got a call while i'm out of town that he is going to be breaking the lease. We signed a 6 weeks lease term because i rent for short term stays. Not only is he breaking the lease, the tenant had the audacity to mention that if i want, I could refund some of the payment since he won't be there lol.

        Truth be told, I actually agree that moving out is the best option for this particular situation, but i was willing to hold on until the end of the lease term. I believe things happen for a reason. Lucky enough, i have a standby tenant interested and is ready to move in. 

         Within the past 2 weeks, i have screened, background checked, wrote leases and now writing an addendum haha. Well, like they say you learn by experience and i'm all in *fingers crossed*  This only leads me to wonder what others have experienced as a landlord, hmmmm.
