Can your rental property management software do this??

Question

Can anyone tell me which rental property management platforms allow you to

A. Upload your OWN lease agreements.

B. Upload your OWN Applications

C. Is deal for managing a smaller portfolio

Let me know what platforms you recommend and why?

I've poured over the previous posts on topics like this looking for answers but a lot of the conversations are pretty old.

There are a lot of things you could be doing with your time and I really appreciate you taking the time to read this.

Ove the years, we've looked at Buildium, Appfolio, Rent Manager and Propertyware.

Propertyware is probably the best overall option.

Buildium is pretty basic.

Appfolio does somethings better than Propertyware, but is not as customizable.

Rent Manager is very customizable, but is very difficult to setup & learn

Propertyware

A. Allows you to enter your own lease template, auto-populate it from lease fields and use Docusign for electronic signature.

B. Allows you to do a few customizations to their built-in rental application, but offers app fee payment and property marketing widget you can embed in your website.

C. You can use PW for any size portfolio. We usually recommend Buildium if less than 50 units as PW can be overkill.

We have been using Buildium for about 6 years and, while it has it's quirks, it's a solid system that can do what you noted above, and much more.

Hi @James Hunt, Propertyware does all of those things and is a scalable solution.  You purchase tiers for the monthly subscription and it's reasonably priced for what it does.

We use to run Buildium, but that software pales in comparison (for many reasons) - we've been using Propertyware now for about 10 years and it works well.  One of the things I like the most about it, is the customization aspect.  You can create custom fields for any property, and the ability to track maintenance and other notes is really useful.
