What to expect from first Multi-Family?

Does anyone have any advice for managing a triplex? Or are there things that you were required to do on a multi-family property that you were not aware of?

@Gabriel J. learn your landlord tenant laws of your state. Certain municipalities have stricter laws. So check local laws also. Get a state specific lease. Convert your tenants to your lease. Set up your rental criteria and follow your criteria.

Pretty vague question because so much goes into it. Is it your first deal? Have you closed? Are you doing self-managing the whole way? Do you have handyman experience or do you have a handyman? How are you going to collect your rent (Cozy or an online source or in-person if you are house hacking)? What kind of parking and basement situation do you have? If you can, you want separate areas in the basement and backyard so each tenant can have a plot of their own for laundry, storage, or yard. If there are multiple parking spaces, you want to assign them so they don't call you when they park behind each other, etc.

In NJ, a 3-family has much stricter requirements with the state than a 2-family. You need egress on the bottom and top, you need lighted back stairs, etc. They will come out to check on 3-families here, not 2-families. Make sure all units are legal with the town. Sometimes people are selling you 3 units, but the town has it as a legal two which could devalue your unit and disrupt your cashflow.
