Ft Lauderdale / Miami Area Air BnB options

Would like to pick brains of any locals in Ft. Lauderdale / Miami area to see if they have an opinion whether these beach front condos can make for a good  AIR BNB investment?  I am personally not interested in these at this time, but solely asking for some of my friends.  What do the overall numbers look like on a pro-forma income  statements..   Would investor financing be available for these? What are some of the legal, regulatory pitfalls to watch out for?
