First Rental Property

Hannah Miller
Posted

Hello, I close on my first rental property/duplex on Friday!! One of the tenants is a horrible hoarder and over the past 7 years he has destroyed the unit including windows, doors ect. After closing, I plan on giving the tenant notice so that I can rehab, raise rent and find a responsible tenant. What is the best way to give this tenant notice? ( Property is in IL) Should I hire an attorney to help with the process considering this being my first time kicking a tenant out? thank you!!

Congrats!  Unless things go sideways you should not need an eviction, you are just ending a contract.  Is the tenant on M2M (month to month) or is the lease ending soon?  Provide the proper notice for your area to not renew.  You might want to consider an incentive if the tenant leaves on time, such as help with moving or trash runs.  Anything you can do to make the move less overwhelming will make it more likely you will get the property back.
