Rent A Room Approach w/ Single Family

Good evening BP,

I was hoping to see if anyone has tried a rent by the room approach with single family homes in Woodbridge, Virginia. I am looking at an off market deal and due to the price it would not cash flow or make sense as a traditional rental. However if I could rent it by the room for $750-$1000 per room then I think the deal makes sense. I am just curious if anyone else is already doing this in Woodbridge, VA. In other words I am trying to see if there is a demand for this type of renter in Woodbridge. Any thoughts would be greatly appreciated.
