Philadelphia Eviction for 2021

Hi BP members,

I have inherited a month-to-month tenant from a property that I close on last year prior to the pandemic.  She stopped paying the full rent afterward.  She sometimes will only pay $200 out of the original $900 rent.  My property is in the city of Philadelphia.  This is my first time evicting a tenant.  I have no knowledge of the proper procedure for the eviction.  

Any suggestion or advice to evict this tenant during this covid situation will be really appreciated.

Make sure you will have all the legal documents required (rental licensce, certificate of rental suitablitiy, and lead certificate if the tanant has children under certain age (maybe 6), handbook of Good partner of houssing. Otherwise you are not allowed to take rent by law. 

I have same lesson learned.
