Weslaco fourplex investment

I'm new to the McAllen area and I'm buying my first fourplex soon and another in December hopefully. How's the turn over rate with tenants?

Hello @Kelby Cox I have a 4 plex in Pharr, Tx which is about a half-hour from Weslaco. My 4 plex is near a school and there are a lot of families. Competitive rates, good property management (self-managing) mean I have a pretty low turnover rate. Usually, my tenants move out because they are ready to buy or build a house for their families. @Robert Johnson year-long leases do seem pretty common down here but all of my tenants were month to month when I purchased last year so keep looking. My tenants stayed past the original one-year lease and it was never renewed, so it automatically went to a month-to-month lease and has been that way for years for most of my tenants.
