Great investment markets for long term rentals?

I'm currently looking for great market to buy long term rental property's. Any suggestion?

@George Glover Happy to answer any questions you have.  There are many things to consider when choosing the best market such as cash flow analysis, appreciation projection, population & economic growth, legislation, taxes, diversity in the economy, rent to price ratios, rental demand, etc.  We are heavily invested in many markets throughout the US!

There are a lot of opinions in this area depending on what you are looking for whether it be cash flow, appreciation, etc. I would start by searching the forums you will find a wealth of information. Also, look at some turn-key real estate company websites such as Norada or Rent To Retirement. They typically have a market analysis section.

One suggestion would be to purchase a seasoned performing rental portfolio. If the proforma meets your needs, then jump into it.  In my opinion, it doesn't matter where the assets are as long as they produce and have a solid track record.  Everyone has to live somewhere. We are never afraid of thinking outside the box either. We have invested in section 8, opportunity zones, and REO. I know of a portfolio for sale if you are interested that is yielding 14-18% with 3-5 year seasoned renters, no covid delinquencies, and 100% occupied. Give me a shout if you are interested.
