How to deal with tenants with potential criminal activity?

I just got informed by someone that there was a sexual assault that happened in my rental house several days ago. A girl ran out of the rental house and said she was attacked and asked the neighbor to call 911 . And later on the cops came. I didn't hear anything from the tenants so it is not clear what really happened ( the girl is not the tenant). No public record is available at this time.

In general, the current tenants pay their rent, but always with cash. And they are always late on paying utility ( it is on their own). And their water usage is at least three times of average usage of the same size family, which is really hard to explain.

What's the best way to handle a situation like this? Do i have the right to terminate the lease because of the potential criminal activity? Any advice will be greatly appreciated!
