Group Home Investment Property

I've identified a potential investment property that would make a great group home. It's a ranch home with 3 bedrooms and 1 bath, no close neighbors, and currently has wheelchair ramps into home. My question is, how do I determine what rent could be for such a use? Ideally the property is ready to accommodate folks with disabilities, so that would be my area of interest. Any advice on how to research this and make a sound investment? Any advice on things I should consider, like how to find a renter(s), homeowner insurance, etc?
