Should I build 2 or 3 bedroom units?

I want to add some rentals to my small portfolio but have been finding it difficult to find anything to buy.   I just purchased 4 lots to build 4 adjoining condos on.   

Which would rent for more, 2 bed 2.5 bath where as the bedrooms are large?

Or a 3 bed 2.5 bath where as the rooms are obviously on the small side?

Both plans would be about 1300 SQ FT
