Raising rent - Vermont

Hello everyone. I new to real estate investing. I just put an offer in on a 3 unit MFH in Rutland, Vermont. Two units are occupied and I will be living in the third. My question is this: I plan to raise the rent as they are paying significantly less then average in the area and have the current tenants sign a new lease as they are month to month at the moment. You are required to give 60 days written notice to raise rent in Vermont. Should I simply keep them on the month to month agreement they have currently and have them sign the new lease in 60 days? What would my options be here? Thanks in advance.
