Help with a clause in lease

Hello all,

Looking for some suggestions on a clause to add to future leases about personal belongings left behind when tenant moves out or gets evicted. Would "All belongings left by tenant become landlords property to remove or keep as abandoned property. The cost of disposal and or storage is charged to tenant" be suffice. How can I strengthen this?

What state? States have different laws in CA you have to notify tenant in writing. I would give a time frame like 24 hours, I would not use the word "keep." I would use the words disposed/donated. If it's a vehicle, the police can ticket and tow it.
