What's the best sites to use to determine how much your home should rent for?

It should take you less than two minutes to figure it out. Look at other homes for rent nearby and compare rooms, sq footage and pics of the homes listed. I use Zillow because there are plenty of rentals listed to compare with.

You can use Rentometer.com for starters along with comparing your property to other similar rentals on Craigslist.

@Jayden Hamilton I usually see what’s available for rent in Zillow and Rent.com in the area of my rental. You can usually find comparable homes that way. If the square footage of my home is a little smaller or larger than the homes I see advertised, then I adjust my price accordingly.

find a property that you are interested in, put the address on zillow, and then go to the "rent" tab and it should populate what houses are for rent around that area. You should be able to get a good idea of what the market rate would be.

@Jayden Hamilton I’m not sure where you’re located but Facebook is one place you can find local listings if you’re in a larger market. You can also call local real estate companies and/or local property management companies if they rent out houses and see what they have available. Sometimes grocery store bulletin boards have postings or local newspapers.

I personally did not find the Zillow estimate to be anywhere close to what I could get for my units. It was $500 high in one town and $400 low in another town with the last data collected in the second town being 4 years old.  The 3rd town if won’t even estimate in which is strange because it’s the largest town but mostly all of the rentals have gone to STR and so there’s nothing to comp to.
