What would you do for a roof not done properly by previous owner?

Question

Hello,First, I am a newbie in this beautiful world of REI.I have acquired a duplex, in Wadworth (OH), 7 months ago.At this time, the seller (Roofstock) gave me an inspection report, showing no problem concerning the roof. Then few weeks after, the previous owner confirm that the roof was just changed, and provide me with an invoice (on my request).

Today, further to a leak on the roof, I have tried to contact the roofing company who changed the roof. But it seems the company does not exist.

At that time, I did not check the name of the invoice.

I send a new roofing company to inspect and fix the leak. The contractor told me the roof need to be redone completely because the work has been done very badly.

What would you do? Or what would be your advices?

Do you have any recommendation of a roofing company in the area of Wadworth (Oh)

Get multiple opinions and bids from different roofers.

@Christophe D. I would go back to RoofStock check with them on it all, also get more than one roofer out to check the work, and work to get clarity on the company that did the work as well. Once you square all those ambiguous questions away you should then be able to make an educated decision on what to do about the current roof and how to get compensated if it was put on wrong or has issues.

I would do several things:

1) Get three or four roofers out ASAP to get opinions and bids.  One opinion I would ask them is if the roof was new as of X date (you have a receipt).  While a roofer can't say yes/no if a roof was put on in March or May he can say if a new one was put on this year VS it needs a new one.

2) Wait for the above to happen so you have your facts in hand

3) Contact seller and rootstock and tell them the results of your fact finding mission.  See what they offer, decide what to do from there.

As too many variables exist today to game out every direction, if they did not put on a new roof and the seller/Roofstock is not offering to put on a new roof using your contractor I would get a lawyer ASAP.   Based on the small amount of detail here the seller misrepresented the facts and you are on incredibly solid ground.  Doesn't mean the roofing co didn't go out of business between then and now either.

@Christophe D. Sorry to hear...........you should have done research on Roofstock and reviews prior to closing your deal.

Roofing will give you lots of variables get several bids and know what work is being quoted. Often it can be as simple as poorly glued or trimmed flashing around a chimney.

@Christophe D. I would go back to Roofstock. We had that happen to one of our investors, and they made good on the roof, that’s why you had an inspection report from them. There is some sort of guarantee they give
