My first eviction. Need advice.

Hello,

I am dealing with my first eviction. I have already sent (via ups w/signature required) the notice to quit and now the time frame has ended. Now what? Should I go to my property and ask them to leave? Will the police escort me if I ask them to? So I just go straight to court and file the compliant? 
Any advice would be helpful.

While there are going to be a lot of resources for you (nolo.com for example) I would highly recommend that you hire an attorney and let them handle this and you ask them 100 questions along the way if this is something you want to know how to do on your own in your own city.  Not only is this your first eviction but COVID rules are abound both on a national and local level.  And so local that for us, it depends on what court you are going in.  Depends on what judge you are getting.  Not everyone is playing by the same rules today.

I have been doing this for 20 years and would not consider doing an eviction on my own today with all the crazy local rules.  I have no doubt others may give you solid advice here but I would let the pro's handle this one and you pay attention and learn so you can handle the next if you want.  

Now, specifically, yes, you can call them, knock on the door and ask them to leave and / or offer them cash for keys (always cheaper then eviction) .  Never hurts to try.  But if they say no, don't leave, don't accept or don't answer then hire a good local attorney and be a good student.
