Townhome vs Single Family Residence

New pro member and first post! I'm running numbers and have a question about SFR vs townhome maintenance costs. I'm wondering if I should reduce the variable cost since the outside is maintained by the HOA and covered by the HOA cost. If so, how much should I account for with a 2005+ townhome.
