Rental increase due to Covid

Hi All,

I have rented a property in California, San Jose .The current lease will be ending on September and the tenants are planning to continue the lease month on month basis.

Due to Covid is it legal to increase the rent and if so what is the max amount it can be increased?

Check your local laws to see if this is up to date, but this San Jose city site says you can increase rent by 5%.
