How do I deliver a 30-day notice to not renew a lease upon its expiration if that’s not what my PM wants to do?

Make sure you don’t fire the PM and then violate state or local law if they are right by not giving proper notice. (Which would probably result in the 60 day timer being reset to when you lost the court case, maybe 90 days from now.) Why not have them just give the 60 day notice? Heck why didn’t you do that 30 or 60 days ago?

As a side note. Whenever I’m not renewing someone or raising their rent more than 10% I give them 90 days notice. It doesn’t cost me anything and gives people a chance to plan their lives.
