Maintenance Tracking App

Hello, We own 17 houses both single family and multi-unit with 30 "doors." We are looking for a maintenance app that will allow us to upload and track maintenance done at each unit as well as set up future reminders such as when to change the air filters, etc. So far we have looked into Gridium and  Manager Plus but they seem to have too much included in their package. We are really only looking for a maintenance platform that doesn't include us just adding it into our calendar each month. 

Any one have suggestions that would work for a small rental property management company?
