Anything in your experience that should be added to lease?

Hello All,

I close on my first tri-plex on Monday and am working on getting finalized for new renters. Apart from the standard legal terms of a lease agreement, is there anything that I should consider adding to the lease that would not typically be already written in the contract? Any advice would be greatly appreciated. Thank you.
