Prospective Tenant has "Offense" Criminal record

Hello,

My prospective tenant found to have "Offense 1" criminal record, while he has a job in a well known reputable company in Santa Clara county, California, he and his friends are applying for our four bedroom house, other than this, credit score and income are fine.

Should I rent my house to him and his friends? he said that it was 1st DUI misdemeanor, Is DUI under "Offense" category.

What are your criteria for criminal history, arrests and convictions? Do you accept felons? If so, under what circumstances? Likewise for misdemeanor convictions. Threads below should steer you to developing your criteria:
