Inherited tenant breaks lease wants security deposit

hey everyone I recently purchased a 4 unit building in Indiana and one tenant moved out two days after I closed on the property. this individual has a one year lease and only stayed 4 months before leaving. i am fine with them leaving but am I obligated to give him his security deposit back?

According to my reading of that lease if the tenant gave proper 10 days notice and the rent was UTD then he/she is entitled to the deposit. Unless there was an inspection at move in you will have difficulty keeping any of the deposit. That's my opinion for what it is worth.
