Does anyone have a referral for a good property manager in Memphis, TN?

Laura,

This is a very difficult one to answer. I use several different management companies and they all do a pretty good job. I can give you info on the ones I use and you can do with it what you want:

Premier Property Management - they only do 2yr leases, charge 9% and charge a full first months rent for placement. They manage about 1,800 homes with about a 6% vacancy rate. Propertyware is the program they use. Ask for Nathan Gray

Superior Property Management - 10% monthly management, first full months rent for placement, 1yr leases. Does not give out a monthly statement, you check that online. Manages around 400 homes. Ask for Missy Spore

CB Property Management - 8% management fee, 3/4 first full months rent a placement. Manages about 300 homes. You get a monthly statement and also online access. Buildium is their program they use. Ask for Benolyn

There are several other companies that others might have good experiences with and there will be people who maybe do not like any of the ones I have mentioned, its up to you to call them and interview them. Keep in mind that the cheapest company is not always the best!!
