Luxury vinyl tile versus ceramic tile. What’s  your opinion? LVT is obviously easier lay. Ceramic tile can last a very long time unless somebody purposely damages it or drop something heavy on it and cracks it.

    I agree that tile looks more high end but is more expensive. I also agree that you are likely to have more issues with the tile if subfloor is a crawl space rather than a concrete slab. In C class dwellings you will have some tenants with such cheap or homemade furniture that they will damage either. Be sure to keep plenty extra if C class. I had one tenant I found out when they moved out had lost the feet/rollers to the metal bed frame so i ended up with 4 points gouged into the flooring. I personally think tile is easier to repair.

    I think the choice really depends on your type of property, class of property and budget.
