Which gets you more excited?

I came across some properties yesterday that I was going to try and wholesale to a buy and hold investor. The comps in the area were close to the asking price, but the cap rate was huge.

When you are looking for a buy and hold property are you more interested in purchasing at a discount to get instant equity or more concerned with the cap rate and cash flow?
