Separating Tenant Utilities

Hello!

I'm currently on a serious hunt for my first rental property. I am very concerned with the idea that the "landlord pays to utilities". This seems like a crazy expense. There is high demand for rental spaces in my area due to it being a college town, so I am less worried about tenants being scared away for me charging them. 

What ideas do you all have about separating and sub-metering tenants' utilities? Especially on multi-unit or even up-down duplexes?
