Have a decent buyers list before you start putting a bunch of house under assignment. Things will go much smoother. Also try to conduct business with the same code of ethics as a lender or realtor. You don't want to be know as someone who screws people over. (seems to be an issue with wholesaler in particular) I believe doing the right thing ends up rewarding you even if it means a little less cash in your pocket at that moment. Real-estate is all about connection.
