30 day minimum stays?

Question

For those experienced in the STR arena, in your experience do most municipalities that ban/restrict/regulate STR allow 30 day minimum rentals?  In other words are the regulations written so that a 30 day rental escapes the ordinance restricting STRs?

@Conner Olsen I love the idea of them being here to stay. It still makes me uneasy but I see what you are saying.  Communities get mad at STR due to the stigma but 30 day rentals are mostly working class right? Maybe I need to change my thought process on those in the future

@Don Konipol I have seen multiple cities only allow 30-day minimums. I have found that my 30-day rentals are giving me double the revenue with around 3-5% vacancy in Austin. It's a great strategy!

@Jason Regan I have the opposite opinion of yours. I think MTR are here to stay and cities are unlikely to fix the 'loophole'. Many renters are month-to-month and changing the typical 30-day minimum city regulation would harm them. There are plenty of people that need monthly rentals like traveling nurses, business travelers, or people relocating to a city. In the eyes of the city, I'm someone that rents my property monthly that happens to market it on Airbnb so to me it's a safe investment.

@Don Konipol  From what I am getting that is often a work around to the no STR world.  Medium term rentals scare me thought because if they don't like STR and we are using MTR to skirt the rule, what stops them from finding that loophole and shutting that off too.

In general, I suspect all regulations regarding short term rentals specify the meaning of "short" in terms of number of days but each locality will define the number of days differently. Massachusetts defines short term rentals as any rental for less than 32 days. My specific city defines short term rentals as any rental less than 30 days. The state determines what taxes are collected. The city regulates what can be rented as an STR.

There is a reservoir here where I hunt ducks.  There is also a park there with 3 utility hook ups for RVs.  Any RV there has to move to another spot every 14 days.

That is a common workaround in our area. You have to read the ordinance carefully though. Most say a short term rental is a “property rented out for less than 30 days”. Some say “30 days or less”. I’ve seen others that are 28 days. Read the ordinance carefully and you’ll see where the limits are.
