Funding deals with opm

Hello everyone, question regarding funding hoping to get some clarity or a path on what to do here.

I currently am in a 50/50 partnership where we plan to continue coming into deals equally. we are looking to do Brrr deals and cash out on the back end.

i'm having trouble keeping up with capital to come into these deals, I have friends and potential investors that would come in with cash for my side of the deal with a % return after the refi. looking for best legal way to write up or use a template for the deal between myself and "friend/client"
