Best short term rentals in Florida

Searching for a great STR in Florida. In between a drive to market, like the Keys but prices are pretty crazy or a Flight to market like Orlando. Seems like there is a supply problem (experienced it) but looks like lots of new projects are being done.

I love Destin and want to own there.  That's probably where I'll buy next.  But it's no secret to investors so returns are kinda mediocre at this point, since homes there are priced specifically as STRs and the realtors are all savvy enough to price them around 10x gross rev pretty consistently.

I have one in Orlando and that is my favorite market right now.  One of the few places you can still reliably buy a place for well under $1mil and expect $150k+ gross, albeit with some upfront spend on theming.

But say you have $150k to spend.  In Destin that's going to be a down payment on a $1.5 mil house that will gross around $150k-ish.

In Disney that same $150k can buy the home (750k purchase so $75k down) and then another $65k-$75k on theming will get you a top end home that will do $150k+ gross with the same $150k outlay in cash.

So you've spent the same amount of cash for roughly the same return, but your mortgage is only 750k rather than 1.5mil.

Of course Destin has the advantage of being a place that is nice to own a home for your own use (although Disney is no slouch in that department if you've got kids) and Destin SHOULD appreciate more, though again Disney area appreciation has been no joke lately.
