Possible campground for sale

Hello everyone! I'm hoping someone here can help me, if at the very least point me in the right direction on where to go. Rumor has it a campground is going up for sale near me, and its peaked my interest as to possibly trying to acquire it.

The thing is, I really don't have any clue as to well, anything when it comes to campgrounds. So I was hoping someone who's done this before could point me in the right direction on where to research and things I can do to see if the deal even makes sense. Full disclosure, one of the reasons I'm interested is because it was a campground that I went to when I was younger, and I know with some improvements it would be a HOT SPOT to go to. That being said I'm an investor first, and don't want to do the deal if it just doesn't make sense.

I would love any help I could get on this, because id like to try and jump on it before its even hit the market if possible, and get an even better deal! Thanks in advanced for the help/input!
