Choosing beach STR property type

Looking for knowledge from those with experience. When looking to buy a STR buy a beach, say Panama City or Myrtle Beach, just to use an examples. Do houses that are a block or 2 from the beach perform well? Most beach area taken up by condo's, with their associated fees. but for those that have them, how do houses just off the beach perform?

I am two blocks from the beach in the panhandle. I have a 3/2 SFH. It does great. On the beach would be best, but those are way out of my price range.
