What tool do you use for dynamic pricing and syndication

Hi there,

I have my first STR property almost ready for show time in November. Any recommendation on tool(s) to use for

1) dynamic pricing and syndicating the rental to the major STR platforms such as AirBnB, VRBO, Booking.com, etc

2) collaboration with property/cleaning crew

Follow-up question is how was your experience using these tools?

I don't trust pricing software that can't exclude bad comps. I easily check it myself and it doesn't take that long.

You can share a free Google calendar with your cleaners that is automatically synced with Vrbo and Airbnb.

I signed up for PriceLabs a year ago because it had a flat monthly fee.  Since then, Wheelhouse has also introduced flat monthly pricing (they used to be % based only).

Just this week I had an issue with minimum stay rules on a booking during New Years (PriceLabs/OwnerRez) and I opened a support ticket with PriceLabs.  I was surprised when they emailed me that same day to resolve it.  They also engaged OwnerRez support to work on it.  Long story short, I am deeply impressed at the tech support with PriceLabs (and OwnerRez).

As far as pricing rules go, PriceLabs is very robust (dynamic pricing, minimum stay rules, orphan day rules, seasonal adjustments, etc).  They do a good job with default settings.

Lately they've even updated their "base price" algorithm to respond to lower occupancy some markets are experiencing.  Personally we found this too low and ignored it.

I recommend PriceLabs.

1. I look at local motel rates. That's my competition.

2. I sleep with my housecleaner. We chat in bed about what needs to be cleaned and in what order.

I swapped to PriceLabs a couple months ago. I was hesitant, I didn’t really want to spend money when airbnb has a free smart pricing option built in.

I did the free trial on PriceLabs and revenue increased. I signed up when the trial was over because they don’t require a contract. Revenue stayed higher so I’ve continued to use it. It’s not a magic bullet and I didn’t make a substantial amount more right away. It’s not a one and done, every Sunday night I spend 5-10 minutes and adjust settings to keep it dialed into the market. But I was constantly looking at airbnb pricing so that doesn’t bug me.

I recommend it.

This question has been answered thousands of times, but I use Pricelabs for pricing and TurnoverBnB combined with Hospitable for cleaning. Not sure if there is anything for what you are calling syndication, Booking.com imported a lot of stuff from the AirBnB ad, but VRBO I had to do it on my own.

Experience with Hospitable and Pricelabs has been good, TurnoverBnB has been a bit buggy for me.
