Denver Airbnb Tiny Home RV?

I came across a very interesting Airbnb host located in Denver who has a very successful tiny home (on wheels, which would classify it as an RV) in their backyard.

After a little research on DenverGov this seems like it wouldn't be allowed. However, the host has over 100 reviews so if it weren't allowed you'd think it would be shut down by now.

The average cost of a tiny home is $45,000 and based on the hosts listing, this looks PROFITABLE. Not to mention this creates privacy by having a completely detached living space.

Is hosting a tiny home on wheels allowed in Denver?

Don't do it. Tents, tiny homes, RVs, etc are not allowed to be used as short term rentals in Denver. Everything I know from watching the city of Denver's STR rules and following Airbnb laws for years says that Denver will eventually catch on. For better or worse, Denver is one of the best cities at cracking down on Airbnbs.

Now ... how risk-tolerant are you? I don't recommend making any kind of long-term investment based off an illegal strategy, but a little tiny home isn't that expensive so run some numbers. Are you in a hot spot -- Highlands, Washington Park, RiNo? Then you might be able to make up the investment pretty quickly. 

But again, I'd never recommend our STR clients try it.
