Definitely check the "red tape" surrounding STR. They can provide great cash flow etc.! Read the book that everyone mentioned and figure out the "why" you want to do it. I know for my family and I, the "why" is becoming that we would like to have properties that cash flow, looking for good appreciation, but having property in areas that we would love to vacation in, that way we save the costs of vacationing as an added value!

I  own several rentals in Estes Park.  I recently spoke with Larimer County for one of my clients, and they advised that the permit process is more like 3 years.  It requirest multiples steps of paperwork, inspections, public hearings, and certification.  Estes Park within city limits requires a permit, or to be zoned as Accommodations land.  The permits are at capacity and the waiting list is so long that they stopped accepting applications.  I completely agree with Nathan's comments above, regarding the laws being brutal.  Every county and city and neighborhood and HOA has its own rules.  Be sure that you know exactly what the rules are before purchasing any property.

Denver Metro and NoCo airbnb laws are brutal. Westminster and Arvada are the last open cities. Unincorporated Boulder county, outside of a subdivision allows them. Larimer County, outside of Estes Park and Fort Collins has a permit process, but it is 3-6 month. Longmont and Fort Collins allows them, but you have to be a resident and you can only have 1. Colorado Springs is still pretty good too, as I understand it.

In the meantime, I'll be doing my own research to make sure that I understand all of the laws and regulations associated with short term rentals in each respective county or city. Real estate is a huge endeavor, so it's important to get as much information as possible before making a decision. Thanks again for your advice and guidance- I really appreciate it!

Make sure you identify your “why” on becoming a STR investor and do as the others have mentioned. It is a simple process but in no way at all is it easy.
