Grand Lake - Colorado STR Construction Costs??

Question

Hey guys was looking to see if anyone has had any experience building A-frame homes or log cabins intended for STR use. I am not from the area and I am trying to find out what it would cost PSF to build a 800-1500 SF residence in Grand Lake. Would love to connect with some contractors or individuals that have experience in STR and/or construction near Grand Lake, Colorado. Cheers!

I haven't seen anything as low as $150/ft2 in about 4 years here in the Greater Denver area. Realistically it's more like $275-350/ft2 these days for an average home, and even the tract shacks are costing $250/ft2. Covid combined with the forest fires have really increased demand for builders and impacted supply for building materials (Marshall Fire caused major issues here in Boulder County/ N side of Denver, and the East Troublesome fire up in Grand County has had a similar impact up there).

@Patrick Swiszcz, According to the Grand County Builders Association report from last year: smaller, municipal lots with provided utility services up in that neck of the woods are costing $375-$425/ft2 while larger, rural lots = $400-450/ft2. Here's that report:https://gcbaco.com/costs/

Hey @Patrick Swiszcz! Building costs in colorado vary greatly depending on your county, as well as what level of fit and finish you want. I am not super familiar with Grand County building standards but just for example Surrounding counties like Larimer, you can build for 150-250 a square foot, however Boulder County due to their standards and requirements, you can count it costing at least 350 a square foot. Sure @Steve K.. Local knowledge is always better than just looking at the national builders references. I was just looking at current data based on new home builds. It doesn't really break down custom vs spec house developments.

From what I can find, the average price per sqft in the greater Denver area is about $150 per sqft. I am assuming that is for a standard spec type house.

Like the others have said, you will have to ask some home builders to see what they can do.

Get at least 3 quotes from different GCs

I would take whatever quotes you get, and add 20% to that number. The weather greatly hinders the materials cost/time and it is very hard to get a good GC or project manager up there because it is very competitive and super expensive to live up there.

I’m a Colorado native and know a few people that have homes, not a-frames. They are very seasonal which is fine if you can cross enough if you’re looking for cash flow, but i haven’t seen or heard that being the case. Best of luck!
