Anyone from outside of Nashville trying to get a unit there? I’m from NYC and want to know someone else’s process of getting their STR there…

I've sold 8 STR's here so far this year.

If you have an agent who's well versed in how to find the proper units for STR and a manager that can maximize income while minimizing headache, then it can be a gold mine.

This is especially true since there's built in competition over time due to the zoning restrictions.

Process is: find property, buy property, get paperwork in order, submit to city, get permit back, start cash flowing. Obviously there are multiple steps for getting the paperwork in order but a good property manager can do that with you.

Nashville regulations are constantly changing. I would look more at established STR markets.

Nashville is an established STR market but also has a ton of regulations. I would talk to your sellers and see if there is a way in which their property is already grandfathered in or approved for STR usage.

The hotel industry isn't a fan of losing revenue from STR's in Nashville.  Too many restrictions.  As others have said, seek out established VR/STR markets.

Yes, I have several investors looking in the Nashville area everyday for STRs. It's an expensive market to get into (probably cheaper than NYC), but still expensive.

To do NOO STRs, which I'm assuming is what you're looking for you have to know the specific areas that you can and can't operate.
