Historic short term rental as destination

First post and thanks for any input! I'm looking for guidance/input on making the STR a destination in itself. We are not in a high STR area, but I have an idea about a historically significant house that could appeal to a hobbyists in that area of specialty. Any one have experience making an STR an experience-stay? Marketing historic/specialty stays? How do you go about determining possible income?
