Avoid investing in the "captive" vacation rental
In the vacation rental world, there exists vacation rental communities that include amenities such as a swimming pool, club house, picnic area, etc. These are great amenities for your guests. But a number of these companies require you to retain them to manage your property, at substantial commissions, in order for your guests to be eligible to utilize the amenities.
AVOID THESE AT ALL COSTS.
Related to that: We once managed a property near Gatlinburg in the White Oak community. White Oak manages most of the properties in its development, and can make your life miserable if you try to manage yourself or retain another company. As in completely uncooperative if not downright hostile.
AVOID THESE PROPERTIES AT ALL COSTS, TOO.
