Operating Expense Estimates

I'm considering purchasing a rental property or two in the Dallas area to use as a STR revenue generator and get my feet wet for some passive income before I retire. (Note: I'm aware of the new STR restrictions in the area). In running the numbers I'm making assumptions about many operating expenses. Is anyone aware of a good data sheet that provides some basis for OpEx?
