Cash on cash return

What is considered a good cash on cash return? Also, what is everyone's opinion of rabbu.com and the accuracy of their property analysis and projections? Does anyone have any other websites or processes that they use to analyze a property for STR investment purposes?

I do not have experience with Rabbu but I do have experience with AirDNA paid version and it works well for me in the Tampa area in areas with solid comp data.  I use this as a starting point before doing my own research on the main platforms and/or my own data.

As for CoC return - 12-15% is relatively easy to attain here in Tampa. This all depends if you are self managing. If you are using a PM I would shoot for 8-12% although up to 20% is still possible. If you are self managing I would say 15% is a minimum, and can go higher, up to 40% in some instances.
