Should I include a gym membership with my Airbnb?

Question

I have a small Airbnb in a college town that is also close to several hospitals.  Our guests are mostly visiting because of those two things, and generally for 1 to 3 nights, but we do get the occasional longer stay.  Would it be worth it to offer a gym membership as an amenity?  The monthly expense would be a little bit more than what we charge for one night.  As far as I can tell, none of the other Airbnb's in our immediate area offer that.  I'm not sure our guests even want that, and I'm not sure it would increase bookings.  I was just trying to think of things that others don't offer.

I wouldn't bother. In reality, very few people ever use gyms....especially when on vacation....

Nah. Most gyms offer a few days free anyway to a newcomer.  If they're a gym nut, they know that.

We offer gym, doordash/ubereats subscription, all those TV nonsense stuff netflix, disney, max,etc., and some local amenities native to the city in most of our STRs. In some spots, we work some places like sponsor themselves as private yoga teachers, or private chefs, etc., and it helps our str get a lot of business and a lot of those folks recommend our STRs. The overhead cost is quite minimal, and it's been very useful.

As someone who is a frequent guest at STR's I don't think that would speak to me much, but I think its a great way to think outside of the box.

I think it is a great idea, but I am not sure you will get value out of it.  On a luxury listing, maybe that would be something but it seems its a lower cost unit.  If the guest is spending a longer time there they may elect to get their own, short stays probably will not bother or just purchase their own.  Maybe you can list it on the listing as an option and to inquire before booking.

The more bells and whistles you can offer, the more your property will rent. It all depends on the cost of the gym membership. If it is $50 a month, you'll obviously recoup that with additional rentals pretty easily.  If you comp set is offering that amenity and you are not, then you are likely at a competitive disadvantage.

I'm leaning that way.  A lot of our guests are coming to visit friends or family at the university, or they are visiting professors, etc.  I wondered if during the day when the people they were there to visit were in class or busy, maybe they'd like to exercise, but I think you're right.

You can take a survey or casually ask guests if they would like to see these amenities when they visit the next time
