LTR with an STR ADU

I'm working on a new investment property. It has a standard 1600 SF 3/2 LTR but it has a 600 SF ADU 1/1 studio that I want to use as an STR.

Looking for advice since this will be my first STR.

1.  What are the best sources for atractive durable furnishings that minimize life cycle cost.

2. Any suggestions on how to avoid conflicts between the STR guests and LTR tenants? The house and ADU are close together but separated by a 6 ft privacy fence.

3. How do you protect your STR from bedbugs.

    As far as furnishings, I would go to either a high-end thrift store, or a lower end antique store. You do not need to spend that much on furnishings, I think $5,000 is adequate. And definitely go to Goodwill for all your kitchen utensils and small appliances, you'll save a fortune if you do that. 

    I would just make sure that the unique living situation is spelled out super clearly for both parties. So have your LTR tenant sign a separate document acknowledging that they realize there will be transient guests next door. Same for the vacation rental people, and I would put a few signs up inside and out to remind them.
