Thinking out of the box!!

Hi everyone, I'm new to the Airbnb business. I'm starting out with my first property. My budget isn't huge, so I need to start small. But I want to maximize the potential of my next property. Therefore, I'm thinking about converting a 2/2 into just 1 bedroom to offer it only to couples, but there aren't any similar properties in that specific area of ​​the mountain. Is this a competitive advantage? Or should I walk away? What are your thoughts?

I would talk to a local investor or agent in your area (via meetups or online) to get a feel for the market and if this is the right move. As a former Airbnb owner, I am not necessarily convinced that converting it to a 1 bedroom from a 2 bedroom would be a wise move, as now you are eliminating smaller friend groups or double date couples and you have pigeon holed yourself. I'm also not convinced that couples would really prefer a 1 bedroom over a 2 bedroom, they usually don't care unless the 1 bedroom is tiny or uncomfortable. 

Unless you are in an area that couples are the vast majority of clientele, your money is probably best used by upgrading the existing place's amenities (like adding a hot tub or firepit) and/or upgrading finishes.
