Airbnb Hot Tub Headaches

Tom Grieshammer
Posted

In the past 6 months, I bought my first investment property and am using it as an airbnb. It’s a single family house and it came with a 1 year old Hot Tub in good condition. I’m using it as an Airbnb and have a local cohost.
The Airbnb is doing well financially but the hot tub has been a pain in the ***. The cohost has no experience with hot tubs and neither do I. We talked to some hot tubs people and have a system where, if the guests follow it, works fine. But of course that isn’t always the case and I have no idea what to do if **** hit the fan and neither the cohost or I am not is available for a back to back booking where the hot tub is gross and it costs us a booking (hasn’t happened so far but I feel like it’s only a matter of time.

I looked into hiring a hot tub cleaning service but the problem is I only need it when things go wrong, but if things go wrong on a random Tuesday and the service is schedules on Thursday it isn’t gonna save the booking.

Other Airbnb owners manage to have hot tubs so I’m not sure how they do it. Please advise.

You HAVE to have a hot tub person available as part of your cleaning crew who can clean the hot tub after every single stay, whether it’s a light cleaning and chemical balance, or a complete dump and drain and scrubbing and refilling. It’s the only way to make it work
