Short-term/vacation home in FL

Jeanette Land
Posted

Calling all STR owners. I have been reading books about short term rentals and would be interested in getting into it. I was thinking somewhere near Disney World (maybe Kissimmee) or on the coast of Florida. Is this is a smart investment? Can anyone give me sound advice on how to go about this idea? I'm interested in a single family home. Thank you in advance!

I would 100% avoid Kissimmee due to saturation.  You will be buying at near peak price and still elevated interest rate and competing against people who bought 10 years ago at 3-4% interest and half the value.  Combined with the saturation its a race to the bottom and their bottom is lower than yours.  There are places in FL where you can find positive cashflows, I am in one such market (Tampa).  I sell 3-4 properties a month at positive actual or projected cashflow and manage over 50.  Happy to help or point you to some other agents in other areas that are better than Kissimmee.  Good luck!
